Developers should do research before building Rumah Selangorku

SHAH ALAM, Oct 29 — Developers interested in building Rumah Selangorku are urged to make a thorough study to avoid having more unsold homes in the market.

Selangor Housing and Urban Living exco Haniza Mohamed Talha said the developers should conduct studies on determining property price based on the location of the property, type of housing, as well as the land area where the homes would be built.

“The recommendation by Housing and Local Government (KPKT) minister Zuraida Kamaruddin to have prices of affordable homes to be based on the localised area has long been practised by the Selangor government.

“The estimated price of the Affordable Housing Scheme (RMM) in the state is between RM42,000 and RM120,000. If the house is located in Sabak Bernam and the price is sold at RM120,000, would it be marketable?

“The type of housing should also be taken into consideration, whether it is landed property or high rise. High rise building would not be appealing there [in Sabak Bernam] as there is a lot of available land in the area.

“The construction of RMM or Rumah Selangorku has to take into consideration many different aspects before it is built,” she told reporters at the launch of the Strata Management Seminar 2019, organised by the Shah Alam City Council (MBSA) at Concorde Hotel, here today.

Haniza was responding to reports on the Federal government’s suggestion that the pricing of new RMM projects across the country should be based on the factor of locality and the household income of the area.

She said the state government would not negotiate with developers who refuse to conduct studies beforehand, which in the end would lead to many units being left unsold.

“They are the ones who create the problems and when the units cannot be sold then only they would ask for the property price to be dropped.

“The recommendation to have this thorough research be made is to ensure that the people would be able to buy decent homes to live in,” she said.
