Central Spectrum inks deal with Tri-Mode for warehousing, distribution service expansion

SHAH ALAM, Aug 18 — The master developer for Pulau Indah Industrial Park, Central Spectrum (M) Sdn Bhd (CSSB), has forged an agreement with Tri-Mode System (M) Berhad (Tri-Mode) on the purchase of the latter’s third warehouse cum distribution hub as part of the Phase 3 business expansion plan.

The purchased industrial land in Pulau Indah Industrial Park, Phase 3C (PIIP 3C) is approximately 5.38 acres with an investment cost of RM17 million.

Through the agreement, Tri-Mode will construct a new Class A warehouse and distribution hub with built-up area approximately 150,000 square feet with total investment value of RM42 million.

CSSB chief executive officer Mohamad Razif Abdul Wahab said despite the negative outlook due to the pandemic, companies should see this as an opportunity to reassess their growth strategies. 

“A stronger focus in near-shoring critical components of their supply chain to ensure that the needs of markets close to the region can be met by Pulau Indah. Strong presence of multinational corporations (MNCs) and local corporations, such as Tri-Mode, IKEA, Oleon and Mewah Oil, represents a true testimony of what Pulau Indah has to offer.

“With a total of approximately 400 acres of PIIP Phase 3, the industrial park has been in demand for investors to locate themselves to be near the seaport and situated in an established industrial area with good infrastructure and connectivity.  

“Purchasing industrial/commercial land near the port can result in a faster return on investment for smart investors,” he said in a statement recently.

CSSB, a member of the Menteri Besar Selangor (Incorporated) is confident that significant progress will be made within the next 6 to 12 months.

“We have embarked on a wide-ranging effort to not only address the needs of multinationals but also support the export and domestic driven Malaysian industries as they navigate the unique challenges brought on by the economic and social impact of Covid19,” Mohamad Razif said.

Meanwhile Tri-Mode managing director Datuk Hew Han Seng said he is thankful to CSSB for the confidence towards Tri-Mode, as the initial purchaser for the PIIP project in 2016. 

“We have commenced our operations at our new Headquarters and Distribution Hub on 29 March 2021, fulfilling our promise to build and operate once vacant possession is delivered to us as per the stipulated timeline,” he said.
