Selangor manages to ready affordable housing sans developer subsidies

SHAH ALAM, May 1 — The state government is capable of providing up to 120,000 units of affordable housing for Selangor residents within the next three to five years, even without assistance in the form of developer subsidies.

State executive councillor for housing Rodziah Ismail said this includes the implementation of the Rumah SelangorKu (RSKU) 3.0 policy, which offers homes at reasonable prices, particularly to young newly-married couples.

“All this time, the concept may not have been thought of. So Selangor took the bold step of highlighting homes with several rooms at affordable prices, between RM114,000 to RM250,000.

“We did so as we wanted to prove to developers that we can implement housing in high-density areas and in the cities at reasonable prices, without the help of subsidies,” she said.

Rodziah was speaking at the Hari Raya Aidilfitri open house organised by the Shah Alam parliamentary seat together with the Batu Tiga and Kota Anggerik state constituencies, at the Shah Alam City Council Convention Center (MBSA) on Saturday (April 29).

The councillor added several policies have also been implemented that prohibit developers from changing housing development plans more than two times.

“They will only be authorised to change their plans two times, after which the developers are no longer allowed to change them. Instead, they must carry it out as promised to the state government,” she said.

On March 11, Rodziah said the Selangor Property Housing Authority (LPHS) recorded close to 120,000 applicants on the Rumah SelangorKu waiting list.

This is more than double the state government’s target, as it plans to build 60,000 affordable housing units by 2025.

In February, Menteri Besar Dato’ Seri Amirudin Shari said 65,000 Rumah SelangorKu units in the Idaman and Harapan categories had been approved since 2018.

Of this figure, 24,000 units are in the process of planning permission, 6,500 are undergoing construction, while 2,400 in Kajang and Bangi have since been completed.
