LPHS targets 7,000 Rumah Selangorku offer letters to be issued by year-end

SHAH ALAM, June 22 — Up to 7,000 Rumah Selangorku applicants are expected to receive their offer letters by the end of this year, according to the Selangor Housing and Property Board (LPHS).

Its senior assistant director Mohd Faizal Abd Kadir said this involves the construction of 41 registered affordable housing projects statewide.

He added that over 3,000 offer letters have already been issued so far this year.

According to Faizal, approval will be done automatically via LPHS’ system, based on the merit of the applications.

“Usually, the people of Selangor or married individuals will be given priority, with the list of names being issued based on the highest score,” he said when contacted today.

Faizal, however, revealed that there is a high percentage of rejected applications for high rise properties, averaging about 50 percent.

This, he explained, is due to applicants’ failure to secure bank loans, the selection of wrong property location, lack of interest in the property and applicants having identified other options, among other things.

As for landed properties, Faizal noted that the rejection rate is far inferior, at only about 30 per cent, as many applicants did not want to let go of the opportunity.

“For high rise properties, applicants have various options to choose from since this kind of houses are aplenty in the Klang Valley. If they don’t buy it today, they can still wait.

“For landed houses, they don’t have much choice, and they will feel at a loss if they don’t take it up.”

However, Faizal explained that applicants who turn down an offer for a Rumah Selangorku unit will be barred from registering for two years until their previous application status expires.

The state government aims to develop 60,000 units of residential properties through the Rumah Selangorku 3.0 initiative by the end of 2025. This is after the state achieved its initial target of 30,000 housing units earlier this year.
