The state govt aims to build 60,000 houses by 2025, Rumah Selangorku 3.0 policy has been improved

KUALA LUMPUR, Feb 17 — The state government aims to build 60,000 residential units through the Rumah Selangorku Housing Policy by 2023, said state executive councillor for housing Rodziah Ismail.

She said that until February 1, 83,603 applications were recorded compared to 50,036 residences offered in the market.

“Rumah Selangorku has become an affordable housing brand known to the people in this state, resulting in the amount of active demand now exceeding supply.

“The state government through the Selangor Housing and Real Estate Board (LPHS) is confident that this target can be achieved to ensure that every family’s desire to have a perfect home can be realised,” she said at a press conference at the Pullman Hotel Bangsar yesterday.

Rodziah said this year 7,500 residential units are expected to be built through Rumah Selangorku before the keys are handed over to the owners.

Meanwhile, she said the Rumah Selangorku 3.0 policy was improved to ensure that it remains relevant to continue to be used in the industry.

“We hope that the Rumah Selangorku 3.0 policy can ensure that the state government’s aspirations continue.

“It is in line with the desire to have affordable houses for the target group to be able to continue at a time when the country is in the process of economic recovery from the effects of the Covid-19 pandemic in addition to the effects of the increase in the cost of raw materials due to the current slowdown in the world economy,” she said.

Rodziah said the state government is also focused on increasing the number of Rumah Selangorku units built in the city centre by increasing the density per acre to a maximum of 120 units per acre throughout Selangor.

Meanwhile, the state government introduced the provision of one-room (solo) houses in urban areas for single people through the Rumah Selangorku 3.0 Housing Policy.

Rodziah said Selangor is going to provide one-room residential units with an area of 450 square feet with a maximum selling price of RM114,750 for that group.

She added that the initiative was one of the improvements taken to ensure that the target group could buy affordable housing.

“This is the government’s effort to meet the demands of the majority of applicants under the age of 30 who are on average still single and new to the working world.

“Based on statistics, 55 percent of applicants are aged 29 and under, 44 percent are between the ages of 30 and 49 and only one percent are aged 50 and over.

“The preparation of these one-room homes has been implemented in developed countries such as Singapore and the United Kingdom where it is realistically developed in high-density areas,” she said.

Rodziah said Rumah Selangorku 3.0 requires residences to be developed in transit-oriented development (TOD), transit-adjacent development (TAD) or central business areas (CBD).

She explained that through discussions that took almost two years, the state government also decided that the residences involved would be developed in city council areas such as Shah Alam, Subang Jaya and Petaling Jaya.

She said in addition to one-room residences, Rumah Selangorku 3.0 also offers two-room (duo), three-room (trio), four-room (quad) and landed residences with a maximum selling price of between RM153,000 to RM250,000.
